How the Refinishing Process Works

We start with an in-person inspection, not a phone estimate. We look at the wood species, the current finish, any damaged boards, and how the rooms connect to each other, since flooring that runs continuously between spaces usually needs to be refinished as one project rather than room by room.


From there: sanding down to bare wood, edge work along walls and corners, a final fine sanding pass, any approved board repairs, then your choice of stain color or a natural finish, sealed with a professional-grade polyurethane topcoat. Sanding does produce dust, but our equipment connects to a dust-containment system that captures most of it, and we use plastic sheeting to keep it out of the rest of your home.

What Refinishing Can't Fix

Sanding removes surface-level damage, but it has limits. Deep pet stains, long-term water damage, and dark discoloration that's soaked into the wood grain often need board replacement rather than just refinishing. We'll point this out during the estimate so there are no surprises once work starts.

Picking a Color, or Keeping It Natural

A natural finish keeps the wood looking like itself, just cleaner and sealed. A new stain color can shift the whole room, especially if you're trying to match newer cabinets, trim, or furniture. We bring color samples to the estimate, and once your floor is sanded, we can test the top choices right on the wood so you're not guessing from a screen.

Repairs and New Hardwood, When You Need Them

Cracked boards, water damage, or a section that's missing entirely can usually be repaired and blended into the surrounding refinished floor. And if a room needs more than repair can offer, either because too much of the floor is damaged or you're adding hardwood somewhere new, we install solid and engineered hardwood too. These aren't our main focus, but they're there if your project needs them.
